Identifying and resolving bowing basement walls protects the structural integrity and foundation of your home. Consider repairing your basement walls if you see any of the following signs:
These cracks may form in your basement walls due to hydrostatic pressure around the foundation or expanding soil. Horizontal or stair-step cracks indicate that your home’s walls are under stress and moving. If you notice cracks forming or growing, your walls may need to be repaired.
The soil around your home may be saturated with water, putting pressure on your home’s foundation. When there is pressure from the outside soil, it causes your basement walls to visibly bend or lean inward. Bulging or leaning walls indicate significant structural stress that needs to be addressed and resolved.
Damp spots, leaks, or water stains in your basement indicate moisture issues around your foundation. If water is entering your basement, then hydrostatic pressure may also be pushing on your basement walls. Persistent water issues damage your home’s structure and create an environment that could allow mold to grow, impacting your health and indoor air quality.
Our team has been providing reliable bowing basement wall repair and wall anchors in Grandview, MO, since 1985. We thoroughly inspect your basement and provide the best solutions to stabilize bowing, leaning, and cracked walls. Our wall anchoring system is designed to provide a robust, long-term solution for bowing basement walls. These anchors are connected to interior wall plates and positioned strategically to provide resistance against soil pressure. The steel rods connecting these plates to the anchors in the earth can gradually be tightened to pull the wall back to its original position. Our wall anchors are made from high-quality, corrosion-resistant steel to offer long-lasting durability.
Here are some of the key benefits of our high-quality wall anchoring system:
Our step-by-step process for bowing basement wall repair and wall anchor installation includes the following:
Our process starts with an on-site assessment where our specialists examine your basement’s affected area to determine the underlying issues. We assess your surroundings to figure out the contributing factors. This evaluation helps us provide a customized repair solution for long-term stability.
We carefully excavate the soil adjacent to the bowed walls to expose the foundation. Our team uses minimally invasive methods to avoid disrupting your property. We position the anchors after evaluating the soil condition and severity of the bowing wall issue.
After preparing the area, our team installs high-strength wall anchors strategically in load-bearing soil near the foundation. We drive steel rods through small holes drilled in the basement wall and connect the anchors with heavy-duty plates on the interior walls. During the installation process, we calculate each anchor’s placement to distribute the load evenly and restore structural integrity.
To straighten the bowed wall, we gradually tighten the anchors using specialized equipment and standard techniques. This tightening process is done over time to prevent sudden movement that can affect the wall’s stability. Our team monitors the process to ensure uniform alignment and avoid over-correction.
Our team thoroughly conducts post-installation inspections after tightening the anchors and stabilizing the wall. We examine every aspect of our repair to confirm the effectiveness of the wall anchor system. To ensure a long-lasting result, we check the alignment, stability, and overall integrity of the wall. This maintenance approach helps us preserve the wall’s condition and prevent future bowing or structural issues. Similar to basement walls, our team is also skilled in providing crawl space repair services.

If your foundation is settling unevenly, our pier systems are a reliable way to restore stability. We install heavy-duty steel piers deep into the ground until they reach stable soil, then use them to support and lift your home back into place. This stops future movement and helps prevent cracks, sticking doors, and uneven floors. Our team customizes every pier installation based on your specific soil conditions and foundation needs.
If your basement walls start to lean or bow inward, wall anchors offer a strong and lasting solution. We install steel rods that connect your basement walls to anchor plates set in stable soil outside. Over time, we gradually tighten these rods to straighten and secure the walls. Wall anchoring not only corrects the current damage but also prevents future shifting.
Carbon fiber straps provide a modern, low-profile solution for your cracked or bowing foundation walls. Once they are installed, these straps lock the wall in place and prevent further movement.
Waler wall braces are another proven method for stabilizing bowing basement walls. These braces are anchored securely to create even reinforcement along weakened walls. Unlike some systems, waler braces provide consistent reinforcement from top to bottom. They are a great solution if you want a powerful fix without major excavation.
Keeping your basement dry is crucial for maintaining a healthy home. We provide both interior and exterior waterproofing systems designed to prevent water intrusion before it starts. From sump pumps and drainage systems to exterior grading and sealants, we tailor waterproofing solutions to fit your needs.

Does your Grandview, MO home have a flooding/drainage system? Many homeowners don’t realize that it doesn’t take a lot of moisture in a basement to cause severe damage to their homes. Moisture can lead to mold and bacteria growth, which can pose a real health threat to you and your family.
Many factors can lead to basement flooding. Cracks in the foundation, soil changes, severe weather, and other events can put water in your basement. Although it may not seem like a big deal, even a small amount of water can cause severe damage to your home and lead to health issues for you and your family. Look out for water stains on basement walls or floors, especially around window wells. Musty odors are another telltale sign of water intrusion in your Grandview, MO, home that you may not be able to see.
Basement flooding has the potential to not only ruin possessions and furnishings but also damage HVAC systems, meaning it could be quite an expensive disaster. No matter where you live, your basement is always susceptible to water damage. But Missouri’s consistently high humidity and drenching rainstorms pose an elevated threat. In this environment, waterproofing and sump pump installation in your Grandview, MO, home can not only prevent flooding and damage but also reduce moisture levels and odours in your home, stave off mould and mildew, and prevent long-term foundation damage.
The best way to prevent any water intrusion and basement flooding issues is with basement waterproofing. If you need basement waterproofing in Grandview, MO, call KC Waterproofing and Foundation Repair.
Waterproofing your basement may seem like an extra step that isn’t necessary, but there are many reasons why waterproofing will pay off.

Issues with your crawl space can become very costly to fix over time if they are not addressed. If you suspect damage or other issues with your crawl space, call KC Waterproofing and Foundation Repair, the experts in crawl space repair in Grandview, MO.
Your crawl space is impacting you even when you can’t see it. About 40% of the air you breathe on your home’s first floor comes from the crawl space or basement. That’s why ensuring your crawl space is in good health is critical to your family’s well-being.
Each crawl space is unique and must be addressed with a tailored solution. We get to the root of the problem and find the right solution.
A drainage system is meant to address water issues, such as standing water, and is installed prior to the encapsulation process. We connect the drainage system to our sump pump liner and install a pump to remove the water.
We use a patented crawl space encapsulation system to completely seal your crawl space. This system prevents ground vapors and odors from getting into your crawl space by creating a layer of protection between the dirt floor and your living space.
When your crawl space is sealed, the moisture level also needs to be controlled. Our dehumidification system brings the humidity down to below 50%, a safe level that prevents excess moisture, mold, and mildew growth.

Do you have uneven concrete slabs? KC Waterproofing of Grandview can help! If you notice uneven concrete on your property, it is not a problem you should ignore. Uneven concrete is not only unsightly but it can also be a hazard. The problem tends to get worse over time and can lead to costly repair bills down the road if ignored. For concrete leveling in Grandview, MO, trust the experts at KC Waterproofing and Foundation Repair.
Concrete repair is the process of lifting and leveling a concrete slab that has sunk and cracked. Weather conditions and other factors can cause the supporting soil beneath the slab to settle or erode. Expansive soil will expand and contract during wet and dry weather patterns, causing the slab to shift, crack, and sink. If the soil beneath the slab wasn’t properly compacted during construction, this can also cause the soil to settle and allow the slab to sink. Soil erosion will leave empty spaces beneath the concrete, which allows the slab to sink as well. Concrete leveling, also known as PolyLift, is a process used to correct an uneven concrete surface by addressing the surface’s foundation. In many cases, concrete leveling or PolyLift is the best option to get the concrete surface back in good condition.
If you have cracked or unlevel concrete slabs in need of repair on your Grandview property, it poses a tripping hazard and should be repaired right away. Our concrete repair team in Grandview uses an innovative technique called PolyLift to quickly and permanently repair sinking concrete slabs, with little disruption to the surrounding area. PolyLift uses an expanding polyurethane foam, which is injected through small holes drilled into the concrete slab. As the foam expands and hardens, it lifts the slab back into place. The foam is lightweight and will not create further settlement.
At KC Waterproofing and Foundation Repair, we use the latest technology for concrete leveling in Grandview, MO. We use a state-of-the-art polyurethane product called PolyLift. PolyLift is a foam that expands when applied and permanently fixes the concrete problem. It weighs less than the original mud or new concrete, so it won’t make any sinking problems worse.
To apply this solution, we drill holes in the sunken concrete and add PolyLift until it is raised back to its original level. We use the PolyLift material and method instead of mudjacking because it lasts longer and does not deteriorate over time.
When you need concrete repair and concrete leveling in Grandview, MO, trust the experts at KC Waterproofing and Foundation Repair. We also offer crawl space repair, foundation repair services, foundation wall repair, and interior slab leveling in Grandview.
We have years of experience in the industry and have been serving families in Grandview since 1985. Everyone I’ve interacted with from KC Waterproofing has been a delight. Friendly, professional and hardworking - from our Foundation Specialist Patrick to every member of Schylur’s crew who completed the work. Their clear communication with me throughout the course of the project was very appreciated. The crew clearly enjoys working together as well as the work they are doing, which gives me full confidence in the caliber of the end result. I would contract them again without reservation and happily recommend them to anyone in need of crawl space waterproofing services.
Connor and his crew did an excellent job fixing our foundation. I can't believe they finish it in 5 days. Hardworking and professional crew. I would recommend them to anybody. Even clean up the basement really well.
Connor and his crew did an excellent job fixing our foundation. They finish it in 5 days and we love the result. Left our basement spotless as well. Would recommend them to anybody.
Mario serviced my sump pump today and did a good job. He also replaced tape on my wall shield. He provided excellent customer service and was willing ti come out any time needed or said to call him anytime if I had any questions.
Great price, great work! In just 3 days, Jesse’s team added two sump pumps and over 40’ feet of channeling with the full wall systems. No more towels, fans, and dehumidifier after every big rain storm!
KC Waterproofing and Foundation Repair has taken incredible care of my home through multiple visits. Gary and Davan handled my initial sump pump installation and crack repairs, and they were not only skilled but genuinely thoughtful throughout the process. We had a bit of early miscommunication, and instead of brushing it aside, they listened, acknowledged what happened, and adjusted the plan so everything aligned with what I needed. They brought me in at every step—walking me through pump location options, explaining the exit pipe decisions, and making sure I felt confident about the work being done. Their friendliness and respect made a stressful repair feel manageable. Later on, I had some cracks that needed to be reassessed, and Mario came out to take a look. He was incredibly kind, patient, and thorough, and he did an amazing job with the additional repairs. His calm, reassuring approach made me feel completely taken care of. I also want to highlight Don, the manager, who is just as kind and committed to making sure customers feel heard and supported. It’s clear this team truly values doing right by people. I’m grateful for their care and would absolutely recommend them for any foundation repair or waterproofing needs.
I am extremely grateful for the amazing work done by Gerry Reynolds and his crew at KC Water Proofing! They did an amazing job installing a drainage system, sub pump, and wall wrap. I would recommend them to anyone needing peace of mind in water proofing their sub basement. Thank you for the hard work!
Excellent service and work! I’ve worked with KC Waterproofing and Foundation Repair twice now (for foundation work and most recently window well/waterproofing work). I have been satisfied with their work both times. Always easy to schedule and Recently Riley helped with a quote and was not pushy about moving forward; which was my experience a few years ago too. They don’t take up hours of time to give a quote which I appreciate. The team that did the recent work (main contact was Schuyler) were easy to work with and talk too, very kind. You can tell this group of people works together and works together well. They had a lot of hand digging and they did it very quickly. When an unexpected issue arose (removing some sidewalk) Schuyler laid out the what/why/how plainly in an easy to understand way. They did replace the sidewalk concrete. It was a big job and they got it done in a day and a half and were in high spirits throughout. They cleaned up a lot after the project too, which is appreciated. Schuyler did a final walk-through and answered any questions I had. Pricing was good too, I got another quote that was astronomical for pricing and the other company wasted 3 hours of my time to provide a quote. If I need anything in the future I won’t bother with a second quote as I’ve always had excellent experiences with KC Waterproofing. The support staff is very kind and helpful too, as well as prompt. Overall, excellent experiences; highly recommend!
We had a leak in what we thought was our foundation. Water coming in under our basement floor. Francis Heisinger came and checked it out for us. He could have recommended a French drain that would entail digging, pipes, removing and replacing concrete and lots of money. Being the honest man that he is, he gave us his opinion as to what the problem entailed. Thank you so very much. Should we ever need foundation work done, we will definitely use this company!
